Often the different house prices indices show apparently contradictory results on a monthly basis (eg one index indicates house prices rising, another falling) - this is due to a difference in the way that the data is collected. Halifax, Nationwide and CLG base their data on actual transactions weighted to take account of regional variations and the number and mix of properties sold. Hometrack and the Royal Institution of Chartered Surveyors conduct a survey of what is happening to all houses on the market which includes sold and unsold houses.
